Shutt’s Home Services

Services Provided

Shutt’s Home Services ("Company," "we," or "us") offers professional home care and seasonal services, including but not limited to:

  • Interior and exterior window cleaning

  • Power washing and soft washing

  • Screen cleaning

  • Snow removal

  • Christmas lighting installation and removal

  • Other exterior and seasonal services as agreed upon

All work performed by Shutt’s Home Services is subject to these Terms and Conditions, whether or not the client has reviewed them.

Scheduling and Access

  • All services must be scheduled in advance.

  • Clients are responsible for providing safe and timely access to the property and work areas.

  • If access is unavailable at the scheduled time, a cancellation fee may apply.

  • Unsafe conditions (e.g., aggressive pets, hazardous areas, or unsafe ladders/scaffolding setups) may result in delays or halted work. Additional charges may apply if time is lost.

Pricing and Payment

  • Estimates are based on the size, condition, and scope of the job and may be adjusted upon inspection.

  • Payment is due upon completion unless otherwise agreed in writing.

  • Accepted payment methods: cash, check, Venmo, and Zelle.

  • Late payments may incur a 5% late fee after 7 days.

  • Deposits of 25% to 50% may be required at Shutt’s Home Services’ discretion.

  • In the event of non-payment, Shutt’s Home Services reserves the right to pursue collections and add reasonable collection costs and attorney’s fees to the outstanding balance.

Cancellations and Rescheduling

  • A minimum of 24 hours’ notice is required to cancel or reschedule.

  • Cancellations made within one week of the scheduled appointment may result in a 50% charge due to reserved time and employee scheduling.

  • In the event of rescheduling due to unforeseen circumstances (inclement weather, equipment failure, staffing issues), Shutt’s Home Services will reschedule the service at the next available time. Clients may not demand a specific replacement date or time. If canceled due to scheduling conflicts, a 25% cancellation charge may apply.

Preparation & Client Responsibilities

  • Clients must ensure windows, doors, and all entry points are securely closed prior to service.

  • Clients must remove fragile, valuable, or irreplaceable items from work areas.

  • It is the client’s responsibility to notify Shutt’s Home Services of any issues or pre-existing damages before work begins.

  • Clients acknowledge that cleaning may highlight or worsen pre-existing issues such as:

    • Oxidation

    • Worn paint or siding

    • Loose caulking or faulty window seals

    • Brittle screens, frames, or weathered surfaces

Track Cleaning

Track cleaning is a challenging task and cannot be guaranteed to be perfectly clean despite our best efforts.

Liability and Damages

  • While we take great care, Shutt’s Home Services is not responsible for pre-existing conditions, structural issues, or damages to improperly installed materials.

  • We are not liable for indirect, incidental, or consequential damages (e.g., water intrusion due to faulty seals, cosmetic scratches on aged glass, etc.).

  • Liability is limited to the total amount paid for the specific service in question.

  • Any damage allegedly caused by our staff must be reported within 24 hours for evaluation and resolution.

  • Shutt’s Home Services is not responsible for subcontractor work; any claims must be handled through the subcontractor’s insurance.

Plant and Property Care

  • We take precautions to protect plants, landscaping, and outdoor décor during exterior services.

  • However, due to the nature of cleaning (water, detergents, equipment), incidental damage cannot be fully guaranteed against.

Weather Policy

  • Exterior services may be rescheduled due to inclement weather (rain, snow, high winds, etc.) to ensure safety and quality.

  • Snow removal services will be performed based on weather conditions, severity, and timing of snowfall.

Holiday Lighting

  • Services include installation, removal, and timer setup.

  • Clients must provide lights in good working condition. We are not responsible for malfunctions due to faulty lights, wiring, or weather-related issues.

Photos & Documentation

  • Shutt’s Home Services reserves the right to take before-and-after photos for quality assurance, documentation, and protection against false claims.

  • Photos will be used only for business purposes. Client privacy will be respected.

Satisfaction and Refunds

  • If you are unsatisfied with your service, please notify us within 24 hours.

  • We will make reasonable efforts to address any concerns, including touch-ups or rework.

  • Refunds are offered solely at the discretion of Shutt’s Home Services.

Recurring Services

Clients enrolled in recurring or seasonal service plans (e.g., snow removal, routine window cleaning) may receive preferred pricing and priority scheduling.

Force Majeure

Shutt’s Home Services is not liable for delays or failure to perform due to causes beyond our control, including but not limited to natural disasters, accidents, illness, or government restrictions.

Service Area

We serve Annapolis, Severna Park, Edgewater, Arnold, surrounding areas of Anne Arundel County, and throughout Maryland.

Privacy

We respect your privacy. Client information is used solely for communication, scheduling, and business operations. We do not sell or share personal data.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Maryland.
